Scottish rental prices showed a 0.3% month-on-month increase in October, according to the latest Your Move Scottish Buy-to-Let index.

Your Move found that the average rental price in Scotland in October was £558 per calendar month, up 0.4% on the same period last year.

The Edinburgh and Lothians region experienced the biggest increase in rent over the last 12 months (6.1%) with the average rent in this location now standing at £645 per month.

By contrast, the Highland and Islands region witnessed an 8.1% decline in rental prices with the average rent in this area now down to £576.

In October 2016, 7.9% of all tenancies had arrears of a day or more, this compares favourably with the 13.8% recorded in October 2015.

With regards to rental yields, properties on average returned 5% in October 2016, down from the 5.8% reported in September, but up from the 4% achieved a year earlier.

Brian Moran, lettings director for Your Move in Scotland, said: “Landlords have been thrilled with the performance of Scottish rental properties in recent months, and October again showed how strong this market is.

“The big news too is the improvement in tenant finances, meaning that fewer landlords are facing problems with [the] late and non-payment of rent and, in terms of regional results, there has been [the] excellent performance of the Edinburgh and Lothians region [which] shows that London is not the only UK capital city with a booming property market.”
